Can I use my apartment whenever I want?

The advantage of short-term rentals is the ability to access your apartment quickly, without multi-year deadlines. You can monitor occupancy in real time and check when it is free. If you want to reserve it, tell us by September of the previous year. In any case, you can use the property whenever it remains available.

When do I receive payments?

The booking report is sent quarterly, with payment made within 60 days from the end of the quarter. This model guarantees transparent and regular transaction management.

Is there insolvency risk?

The guest pays the full stay amount before check-in. Therefore, insolvency risk is zero.

Who handles bureaucracy?

The bureaucratic process is managed by TreeHouse Italia. The apartment is not published online until all requirements are completed. We begin this phase immediately after the management contract is signed.

How are photos of my property handled?

We offer a professional photo shoot for your property, creating a curated online profile that meets the highest industry standards.

How does taxation work?

During our collaboration, acting on behalf of the owner, we pay the cedolare secca in the owner's name and on their behalf. If the owner is a natural person, they can choose between cedolare secca (21%) and the ordinary regime (progressive). If it is a company, business income tax rules apply.

How do I monitor bookings?

You can monitor occupancy in real time and check when your property is free. With our system, we combine maximum transparency with flexibility, allowing you to optimize the use of your property according to your needs.
